Bathroom Remodel vs. Refresh: Which Is Right for Your Bootheel Home?

A full remodel isn’t always the right call. Here’s how to decide between gutting it and refreshing it.

The honest answer: it depends on what’s underneath the tile

A lot of bathroom calls we get start with “I just want to redo the shower.” Sometimes that’s a $4,000 job. Sometimes opening the wall reveals failed waterproofing, soft framing, and old galvanized supply lines — and now we’re looking at a $20,000 remodel. The difference is what we find in the first hour of demo.

Below is how we think about the choice between a refresh and a full remodel for Bootheel homes — Dexter, Sikeston, Poplar Bluff, Bloomfield, Malden, and surrounding areas.

Refresh: $3,500 to $9,000

Right answer when the layout works, the supply and drain plumbing are sound, and the bones (subfloor, framing, waterproofing) aren’t compromised.

Active work: 1 to 2 weeks. No permits required for a like-for-like swap.

Remodel: $12,000 to $25,000+

Right answer when waterproofing has failed, the layout doesn’t work, you want a tile shower in place of a fiberglass surround, or anything is going to be moved.

Active work: 3 to 5 weeks. Permits required in most Bootheel jurisdictions when plumbing or electrical changes.

The five questions we ask before quoting

  1. How old is the house? Pre-1978 means lead-safe protocols on any disturbed paint. See our Lead-Safe page.
  2. Is the subfloor soft anywhere? A spongy floor near the toilet or tub almost always means rotted subfloor or damaged joists — not a refresh job.
  3. Is there active or recent water damage? Stains on the ceiling below, mildew at the base of the tub surround, or loose tile usually means the waterproofing has already failed.
  4. What are the supply lines? Old galvanized steel rusts from the inside out and reduces flow. If we’re opening walls anyway, replacing them with PEX is cheap insurance.
  5. What’s the venting like? Bootheel humidity is brutal. A bathroom without a properly vented exhaust fan will grow mold no matter how nice the new tile is.

When a refresh is the wrong move

If the answer to any of these is “yes,” a refresh is mostly cosmetic and the underlying problem will be back within a year or two:

Frequently asked questions

Should I refinish my old tub or replace it?

If the tub is sound (no cracks, no soft surround) refinishing for $400 to $800 is fine for 5 to 8 more years. If the surround is failing or you want a curbless shower, replacement makes more sense.

Can I keep the existing layout to save money?

Yes — keeping plumbing in place is one of the biggest cost savers. Moving a toilet 2 feet can add $1,500+ once you factor in the drain reroute and floor patching.

Do I need a permit for a bathroom remodel in the Bootheel?

For cosmetic-only work, usually no. For anything that moves plumbing, alters electrical, or changes structure, yes. Requirements vary by jurisdiction — we pull permits with the local Authority Having Jurisdiction (AHJ) and handle inspections.
