Home Additions & Conversions in Dexter, MO

Full Quality LLC builds room additions, garage conversions, bonus rooms, and sunrooms across Dexter, Sikeston, Poplar Bluff, Bloomfield, and Malden. We handle permitting, foundation and structural review, framing, and the finish work that ties the new space into your existing home so it looks like it was always there. Family-owned since 1980, licensed and insured.

What’s Included

Adding square footage is a structural project, not a finish project. We handle every phase so you have one accountable contractor through the whole build:

  • Room additions (master suites, family rooms, in-law suites)
  • Garage conversions to living space (heated, insulated, code-compliant egress)
  • Bonus room build-outs (over-garage, attic, unfinished space)
  • Sunrooms and three-season rooms with proper foundation and footings
  • Foundation work — piers, footings, slab, or crawlspace as the design requires
  • Structural framing, beam install, load transfers (with engineer review when required)
  • Roof tie-ins, siding match, exterior trim and fascia integration
  • HVAC extension or new mini-split, electrical service upgrade if needed
  • Insulation, drywall, flooring, paint, trim, and finish carpentry

What We Don’t Hide

We’re upfront about what shapes the quote and timeline so there are no surprises:

  • Whether your existing foundation and footings can carry the load
  • Lot setbacks, easements, and impervious-surface limits in your jurisdiction
  • Permit requirements with the City of Dexter, Stoddard County, or your local AHJ
  • Whether structural changes need a stamped engineer’s drawing
  • How well the new roof, siding, and trim can match weathered existing materials
  • Lead-safe protocols if your home was built before 1978

Additions involve more unknowns than a remodel of a finished space. We flag the structural and code questions early so the bid you get is the bid we deliver.

Our Process

Additions typically run 8 to 16 weeks of active work depending on size, foundation type, and finish level. Here’s how we structure them.

Step 01

On-Site Walkthrough & Estimate

$50 estimate fee for first-time customers covering one or two rooms ($150 whole-home). We walk the site, take measurements, discuss the use case and budget, and flag the structural and code considerations that will shape the final design.

Step 02

Design, Engineering & Permits

We work with you (and Robison Kitchen and Home if interior design is needed) on layout, finishes, and selections. We coordinate any required engineer-stamped drawings and pull permits with the City of Dexter or your local AHJ.

Step 03

Foundation, Framing & Rough-In

Excavation, footings, foundation, framing, roof tie-in, and dry-in. Plumbing, electrical, and HVAC rough-in. Inspections scheduled at each required milestone.

Step 04

Finish & Tie-In

Insulation, drywall, flooring, trim, paint, and fixture set. Exterior siding match and trim integration. Final inspections, walkthrough, punch list, and cleanup.

Home Additions & Conversions FAQs

Do I need a permit for an addition in Dexter, MO?

Yes. Any addition that adds square footage, alters the building footprint, or involves new electrical, plumbing, or structural work requires a building permit. We pull permits with the City of Dexter or your local Authority Having Jurisdiction and handle inspection scheduling. Verify current requirements with the City of Dexter Building Department before signing a contract.

How long does a home addition take?

Most additions in the Bootheel run 8 to 16 weeks of active construction. A simple bonus-room build-out over an existing garage may run 4 to 6 weeks; a full master-suite addition with new foundation and HVAC extension is closer to 12 to 16 weeks. We give you a written schedule before work begins and update you weekly.

Can you convert my garage into living space?

Yes. Garage conversions are common — we add insulation, code-compliant egress windows, heating and cooling, electrical updates, and finish flooring and walls. The biggest variables are HVAC capacity (we may add a mini-split), the slab itself (we typically frame a sleeper floor over it), and whether the door opening becomes a wall or a window.

Will the addition match the existing house?

We work hard on this. Roof pitch, siding profile, trim details, and window style all get matched as closely as possible. On older homes with weathered siding, a perfect match is rarely possible — we’ll show you what to expect and discuss options like re-siding adjacent walls to blend the transition.

Do you charge for addition estimates?

First-time customers pay $50 for an estimate covering one or two rooms, or $150 for a whole-home estimate. Larger additions with structural complexity may need an engineer’s site visit, which we coordinate separately.

How quickly can you start?

Due to demand we’re typically scheduling 4 to 8 weeks out for additions, plus permit and engineering lead time. We do our best to respond to estimate requests within 2 to 3 business days.
